Warehouse Mezzanine Systems in Las Vegas

Double your usable floor space without moving to a bigger building. Custom-designed mezzanine systems, fully permitted and engineered by our in-house PE.

Nevada Licensed Contractor #0039091

When your warehouse runs out of floor space, the first instinct is to look for a bigger building. Before you sign a more expensive lease, consider what is above your current floor. A mezzanine system can double the usable square footage inside your existing building by adding a second level over part of the floor area. Source 4 Industries designs, engineers, permits, and installs mezzanine systems across the Las Vegas metro area.

Types of Mezzanine Systems

Structural steel mezzanines are free-standing platforms built on steel columns and beams. They are independent of the building structure and can be configured for offices, storage, pick-and-pack operations, or equipment platforms. Structural steel mezzanines support the heaviest loads and offer the most design flexibility.

Rack-supported mezzanines use the pallet rack system itself as the structural support for the elevated platform. This is a cost-effective option when you already have or are installing rack and want to add a picking level above the rack bays. Load capacity is determined by the rack system design.

Free-standing modular mezzanines are pre-engineered systems that bolt together on-site. They offer faster installation than custom structural steel and can be relocated if you move to a different building. They are a good fit for operations that may change layout in the future.

Permitting Is Required

Mezzanines are structures that require building permits in Clark County and the City of Las Vegas. The permit process includes structural engineering, fire marshal review (the mezzanine affects sprinkler coverage and egress), and building department plan review. We handle the entire permitting process with our in-house PE engineer, the same way we handle pallet rack permitting.

Do not let anyone install a mezzanine without a permit. It is a building code violation, a liability issue, and a problem you will have to deal with eventually, usually at the worst possible time.

Design Considerations

A mezzanine design needs to account for several factors: the intended use and load requirements, clear height above and below the mezzanine, column placement that works with your operation, stairway and egress requirements per code, integration with fire sprinkler systems, electrical and lighting needs on the mezzanine level, and forklift access or conveyor connections if materials need to move between levels.

We work through all of these considerations during design so the mezzanine fits your operation, not just your floor space.

Cost Effectiveness

Compare the cost of a mezzanine to the cost of a larger warehouse lease. In Las Vegas, industrial warehouse space runs $0.80 to $1.50 per square foot per month depending on location and building class. A 5,000-square-foot mezzanine might cost $60,000 to $100,000 installed and permitted. That same 5,000 square feet of additional leased space costs $48,000 to $90,000 per year, every year. The mezzanine typically pays for itself in 12 to 18 months.

If you own the building, a mezzanine also increases the property value. It is a permanent improvement that adds usable square footage.

Our Mezzanine Process

  1. 1

    Consultation and Site Visit

We visit your facility, discuss your needs, and evaluate the building for mezzanine feasibility (clear height, floor capacity, sprinkler layout).

  2. 2

    Design and Engineering

Our PE engineer designs the mezzanine structure, including load calculations, column layout, stair placement, and code compliance details.

  3. 3

    Permitting

We submit engineering drawings to the building department and fire marshal, handle the review process, and pull the permits.

  4. 4

    Fabrication and Procurement

Steel is fabricated or pre-engineered components are sourced and scheduled for delivery.

  5. 5

    Installation

Our crew installs the mezzanine structure, decking, guardrails, stairs, and any required kick plates or gates.

  6. 6

    Inspection

We coordinate the building department inspection and walk through the completed mezzanine with you.

Frequently Asked Questions

Does a warehouse mezzanine need a building permit?
Yes. Mezzanines are classified as structures under the building code and require permits in Clark County and the City of Las Vegas. We handle the entire permitting process, including engineering and fire marshal approval.
How much weight can a warehouse mezzanine support?
Load capacity depends on the mezzanine design. Light-duty office mezzanines typically support 100 to 125 pounds per square foot. Storage and industrial mezzanines can be designed for 250 pounds per square foot or more. We design to your specific load requirements.
How long does mezzanine installation take?
From design through installation, a typical mezzanine project takes 8 to 14 weeks. Permitting accounts for most of that timeline. The physical installation of a standard mezzanine usually takes 3 to 5 days.
Can a mezzanine be moved to a new location?
Modular bolt-together mezzanines can be disassembled and relocated. Custom structural steel mezzanines are more difficult to move but it is possible in some cases. If relocation is a consideration, we factor that into the design.
