Do You Need a Permit for Pallet Racking in Las Vegas?

If you are planning to install pallet racking in your Las Vegas warehouse, one of the first questions you need to answer is whether you need a permit. The short answer for most installations: yes, you do.

Clark County and the City of Las Vegas both require building permits for rack systems that exceed 8 feet in height. That includes the vast majority of commercial pallet rack installations. Even if your racks are under 8 feet, fire marshal review may still be required depending on the type and quantity of materials you are storing.

Building Permit Requirements in Clark County

Clark County Development Services requires a building permit for any storage rack system over 8 feet tall. The permit application requires stamped structural engineering drawings that show the rack layout, load capacities, seismic calculations, and anchoring details.

The City of Las Vegas has similar requirements, though the submission process and review timelines differ slightly. If your warehouse is in an unincorporated part of the county vs. city limits, check which jurisdiction applies. Getting this wrong can delay your project by weeks.

Fire Marshal Approval and High-Pile Storage

Beyond the structural building permit, you will likely need fire marshal approval. Clark County Fire Prevention requires a high-pile storage permit for commodities stored higher than 12 feet (or 6 feet for certain plastics and rubber products). This permit addresses sprinkler requirements, flue space dimensions, aisle widths, and commodity classification.

If you are storing Group A plastics, tires, or aerosols, the fire code requirements become significantly more stringent. You may need in-rack sprinklers, and the allowable storage heights and configurations change. This is where having someone who knows the local fire code inside and out saves you from expensive surprises.

What Happens If You Skip the Permit

Some companies try to skip the permit process to save time or money. This is a mistake that can cost you far more than the permit itself.

  • Fines from the building department, often double the original permit fee or more.
  • A stop-work order that shuts down your installation mid-project.
  • Insurance denial if a rack collapse or injury occurs in an unpermitted system. Your insurer can refuse to cover the claim.
  • Liability exposure if a worker or visitor is injured. An unpermitted installation makes it very difficult to defend against a lawsuit.
  • Problems when you try to sell or lease the building. Unpermitted work shows up during due diligence.

What the Permit Process Looks Like

A typical pallet rack permit in Clark County takes 4 to 8 weeks from application to approval. Here is the general timeline:

  • Week 1: Site survey and measurements. An engineer visits your warehouse to document existing conditions.
  • Weeks 2-3: Engineering drawings and structural calculations. A PE-licensed engineer prepares stamped plans showing the rack layout, load ratings, seismic design, and anchoring.
  • Week 3-4: Permit application submitted to the building department and fire prevention.
  • Weeks 4-8: Plan review. The building department and fire marshal review the plans. Corrections or additional information may be requested.
  • After approval: Installation can begin. A final inspection is required when the installation is complete.
